Meeting called to order.

1st Order of Business:

- Bill and Jason commented on the Shoreland Zoning seminar they had attended on November 16th. The State of Maine has made some recommendations, as well as mandatory changes, to Shoreland Zoning Ordinances, but didn't differentiate between the two. Towns have until July 2008 to pass the mandatory changes.

- Ken mentioned that only 4 building permits had been issued so far in November and that 84 have been issued, to date, in 2006.

- The minutes of the previous Planning Board meeting were approved.

- Allen mentioned that Christmas falls on the last Monday of December, so there would be no December Planning Board meeting. He said it was important, however, for the Board to continue moving forward with the Sign Ordinance. The Board scheduled a workshop on December 18th from 5:30-7:30 p.m.

2nd Order of Business:

- Jim Guidi was present regarding Hathorn Woods, a proposed 14 lot (1.7 &endash; 10 acres) subdivision, on a 69 acre parcel of property, on Old Stage Road, Section 2. Lynwood Myshrall of Land Use Consultants, Inc. was also present to present the application and plans to the Board.

- It was noted that the site will require a MDEP Storm Water Permit due to the length of the proposed road (3,100'), which will disturb an area larger than one acre. The Board questioned the length of the road and informed Mr. Guidi and Mr. Myshrall that the Town of Woolwich Subdivision Ordinance states that a subdivision road shall not exceed 2,500'.

- The Board discussed the application and plans at length. It was agreed that an updated traffic study and a letter from the Fire Chief would be required. The Board decided to schedule another site visit on December 10th at 9:00 a.m. (Ken will advertise) to review and discuss the matter further.
