Meeting called to order.
1st Order of Business:
- The Board approved the minutes of the previous meeting.
2nd Order of Business:
- Charles Cromwell was present regarding the proposed 9 lot Sanders North Subdivision. He provided the Board with revised plans as per the November Planning Board meeting. A public hearing was scheduled on January 30th at 7:30 p.m.
3rd Order of Business:
- Anthony Keefe was present regarding a proposed 3 lot subdivision, Nequasset Shores, on Route 127 (former Ron Rice property). Allen, Bill Potter and Jason had attended a site visit on December 17th. Jason asked Mr. Keefe if he has obtained a MDOT Entrance Permit for the proposed development &endash; he replied that he hasn't yet.- Bill Potter said that the Planning Ordinance states that the minimum lot depth must be 200' from the high water mark.
- Bill Longley stated that the shore land zone, building envelope zone and resource protection zone should be shown on the development plan.
- The Board voiced concerns about the proposed ROW to Lot #3 being too close to an existing garage. Mr. Keefe replied that a 15' ROW already exists between the garage and the abutter's property line. Bill Longley advised Mr. Keefe to obtain a letter from his attorney addressing the ROW issue.
- Mr. Keefe will return at the January Planning Board meeting with more information.
4th Order of Business:
- A site visit of Phase II and Phase III of the Stagecoach Subdivision was held on December 17th. Allen, Bill Potter and Jason attended. An abutter of Phase III stated that the road is not located as shown on the plan and that the existing culverts drain onto his property.- Allen, Bill Potter and Jason agreed that Phase II looked acceptable.
- The Board felt that the developer's surveyor should locate pins on the property, show location of the road as built and provide a copy of the plan that was recorded in the Sagadahoc County Registry.
- The Board voted unanimously that no building or occupancy permits shall be issued for Phase III until the above mentioned issues are resolved.
- Bill Potter will draft a letter for Allen to sign and forward to Philip Sewall stating the Board's concerns. A copy of the letter will be e-mailed to Board members.
